Cladding Cleaning Methods Explained

Four methods cover almost every facade. Here is what each one does, which panels it suits, and how they combine on real buildings.

Cladding cleaning uses four main methods — soft washing, pressure washing, chemical treatment and high-level access techniques — and most real facades need more than one of them. The method is chosen per elevation and per panel type, not per building, because a single development can carry metal, composite and timber panels side by side.

Understanding the methods matters because it lets you judge a quote: a contractor who names the method for each panel type, and explains why, is planning the job properly. One who promises a single method for every wall, whatever it is made of, is not.

Soft wash and pressure wash

Soft washing applies cleaning solution at low pressure, gives it dwell time to break down algae, mould and film, then rinses the loosened grime away. It suits composite, timber, uPVC and coated panels, and it cleans joints, laps and profiles thoroughly, because chemistry reaches where a jet cannot. Its cost is time: dwell time cannot be rushed without losing effectiveness.

Pressure washing uses a high-pressure jet to dislodge deposits physically, and it excels on robust metal panels such as warehouse profiled steel, where it clears large areas quickly. Its risk is misuse: excessive pressure strips coatings, scores composite, splits timber and forces water behind panels. Pressure, nozzle distance and fan width are therefore controlled for each panel, never simply maximised.

Chemical treatment and stain-specific cleaning

Chemical treatment means selecting a cleaning solution for the specific soiling: algicidal solutions for algae and mould, degreasing solutions for traffic film and industrial deposits, and gentler formulations for coated or delicate panels. The solution is matched to both the stain and the panel, because a chemical strong enough for warehouse steel may dull a coated composite board.

Treatment is applied, allowed to dwell, sometimes agitated on stubborn areas, then rinsed thoroughly so no residue dries on the panels. Rinsing matters as much as application: dried solution can itself leave marks, and dirty rinse water must be controlled so it does not stain paths, glazing or neighbouring property. Stain-specific treatment is what rescues facades that a water-only wash would leave patchy.

High-level access: poles, platforms and scaffolding

High-level access is the method that makes the other methods possible above ground level. Water-fed poles reach low and mid-level panels from the ground, keeping the operator safe and the work quick. Mobile elevated platforms lift operators to tall warehouse and office elevations, giving precise control over method and rinsing at height.

Scaffolding is used where platforms cannot reach or ground conditions prevent them, and specialist rope access serves towers and complex facades. The access choice follows the building's height, ground strength, surrounding obstacles and site rules — and it is planned before washing begins, because safe, steady reach is what produces an even finish on upper panels. For the rules that govern this kind of work, see the HSE guidance on working at height.

Whatever the access method, the operator's position determines the result: washing from too far away leaves an uneven finish, while working too close risks panel damage. That is why access planning considers reach and angle as well as height, and why a building with restricted ground access may need scaffolding even where a platform looks quicker.

Frequently asked questions

What methods are used to clean cladding?

The main methods are soft washing, pressure washing, chemical treatment for specific stains, and high-level access techniques using poles, platforms or scaffolding. Most facades need a combination, chosen per elevation and panel type. Soft wash suits composite, timber and uPVC; pressure wash suits robust metal; chemicals target algae, film and industrial deposits.

What is chemical treatment for cladding?

Chemical treatment selects a cleaning solution for the soiling involved — algicidal solutions for algae and mould, degreasers for traffic film and industrial deposits — matched to the panel material so coatings are not dulled. The solution dwells, is sometimes agitated on stubborn areas, then rinsed thoroughly so no residue dries on the panels.

How is high cladding cleaned safely?

High cladding is cleaned with water-fed poles at lower levels, mobile elevated platforms for tall elevations, scaffolding where ground or shape demands it, and specialist rope access for towers and complex facades. The choice follows height, ground strength and site rules, and access is planned before washing so operators work from stable, safe positions.

Can one method clean a whole building?

Sometimes, on a single-material building — a steel warehouse, for example, may suit pressure washing throughout. But mixed facades need mixed methods, applied section by section. A contractor who promises one method for every panel type, whatever the material, is cutting corners that the facade will eventually pay for.

Does cladding cleaning use harsh chemicals?

Solutions are chosen for the stain and the panel, and are rinsed away thoroughly after dwell time — the aim is effective cleaning without residue or panel damage. Delicate and coated panels get gentler formulations. Surroundings, planting and drainage are protected during application and rinsing, and the method for your panels should be explained before work starts.

Which cladding cleaning method lasts longest?

Soft wash often gives the longest-lasting visible result on algae-prone facades, because it treats growth in joints and profiles rather than rinsing the surface. But longevity depends mainly on exposure: roadside, waterside and shaded elevations re-soil faster whatever the method. Regular inspection and timely re-washing matter more than any single method choice.
